Imperial Ridge Real Estate Capital Closes on Third Texas Project, Providing C-PACE Financing for Renewable Energy Improvements

BOULDER, Colorado (Sept. 29, 2023) – Imperial Ridge Real Estate Capital, a national, private commercial real estate lender based in Colorado, today announced the firm has provided commercial property assessed clean energy (C-PACE) financing for renewable energy investments at Vickery Retail, a 7,500-square-foot multi-tenant retail building, located at 3613 West Vickery Boulevard, Fort Worth, TX 76107.

The primary focus of the property upgrades on this project will focus on installing an efficient roof with a solar photovoltaic system. C-PACE is a form of gap or incremental non-recourse financing that allows owners to finance up to 100% of the cost of eligible capital expenditures including energy efficiency and renewable energy investments and can reduce the need for conventional debt, equity, or capital reserves.

While still an underutilized tool with only 14% of new development using C-PACE financing, Texas has approved over $400 million in C-PACE financing in last decade with annual deployments of private C-PACE capital growing exponentially year after year.
